Conveyancing Marketing & Referrals

If you are looking to increase the number of conveyancing instructions you take on there are three main routes.

  1. Direct to client conveyancing marketing - whether this be online or offline marketing.

  2. Local / regional introducers - typically estate agents, mortgage brokers, developers.

  3. Volume conveyancing panels.

How can I help?

If option number two sounds appealing that’s where I can help by marketing your conveyancing services directly to estate agents and mortgage brokers in your region.

It’s not rocket science and you could do this yourself of course (as with many services), but to make this work you need to:

  • Gather data on relevant introducers

  • Cold call them to arrange a time to either meet or take a video call. This part takes time and perseverance!

  • Do the meeting and ensure a swift follow up on any agreed actions

  • Keeping nudging until referrals come through

  • Keep in touch throughout the year and ensure your firm is ‘top of mind’

I’ve been doing this type of work since 2003 and whilst the process itself isn’t complicated, that doesn’t mean it’s easy to generate and it does take time.

Unlike a panel relationship where terms are dictated, I work for you. You set the parameters, your own fees and whatever referral fees (to the agent/broker) you are content with.

What does it cost?

There are two options, either way there’s no upfront cost and no charges unless I’m successful in generating work for you.

  • Option 1 - I charge a fee per case generated.

  • Option 2 - I charge no fees at all, but you use a search pack/provider of my choosing on all purchase transactions I generate for you.

As you can image option 2 is popular as there’s no cost, no risk to you!

Can any firm use this conveyancing marketing service?

Actually, no. Whichever option you choose, the risk sits with me so I need to be confident it will work for both of us.

Most of the time introducers are expecting a referral fee and whilst I don’t set this, generally they are looking for at least £100 per case depending on your location. I’m also interested in how you deal with enquiries as your ability to convert them is crucial to the success of my work for you.

What is your reputation like, both online and offline? From an introducer and a client perspective the service you deliver has to be right before any marketing takes place.

Finally do you have anything that helps you stand out? Great technology, specialist skills etc.

What are the next steps?

If you are looking to increase your conveyancing referrals let’s have an informal discussion to see if there’s a good fit between us. There’s no hard sell from me as it has to be something you are invested in as much as I am.
